Central Indiana Market Update — July 2026

We're halfway through 2026, and the numbers are in for how Central Indiana's housing market has moved so far this year. Here's the plain-language version, no jargon.

The headline: more homes are selling, and for a bit more.

Through the end of June, Central Indiana logged 15,082 closed sales — the highest total of any metro area in the state, and up 3% over the same period last year. The median sale price came in at $318,000, up about 2% from a year ago. That puts Indianapolis among the priciest markets in Indiana, right alongside Bloomington, though still well under the national median of $440,600 for an existing home.

What's actually moving

Homes priced between $250,000 and $750,000 are going from "for sale" to "sold" about three times faster than homes over $750,000. At the same time, sales of homes under $250,000 slowed compared to last year. The read from local Realtors: most of this year's buyers are already homeowners, selling one house and rolling that equity into the next move, rather than first-time buyers.

On rates

Mortgage rates sitting around 6.25% have given some buyers a bit more breathing room than a year or two ago, though affordability is still the biggest hurdle for many first-time and middle-income buyers.

If you're selling

Homes in that $250K–$750K range are in the sweet spot right now and moving quickly. Pricing it right from day one still matters more than ever.

If you're buying

You're likely competing with move-up buyers who already have equity behind them. A strong pre-approval and a clear sense of your must-haves will help you move fast when the right home comes along.
